NOT at High Beech
The Council has a vision for the entrance to Chepstow - houses and commercial units on a greenfield site which is agricultural land between High Beech roundabout, Mounton Road and Pwllmeyric. This will irreversibly change this important entrance to Chepstow and the Wye Valley and have huge effects on traffic and the environment. This is NOT a suitable site. The official consultation ends on 16th December 2024.
Monmouthshire County Council proposal for the entrance to Chepstow by High Beech roundabout:
145 homes, with the corresponding 290 extra cars entering High Beech roundabout twice per day.
PLUS Commercial Units with traffic.
PLUS a hotel with traffic.
PLUS a residential care home with traffic.
To build on prime agricultural land with its corresponding environmental value.
To encroach on the green wedge between Chepstow and Pwllmeyric.
To irreversibly damage the look of the main entrance to Chepstow and the Wye Valley AONB.
To permanently change the historic setting of a listed building.
To have new entrances and exits either from narrow country roads, or onto Cheptow's busiest roundabout or onto Pwllmeyric Hill.
These factors are all identified in MCC minutes from 28.9.23 and the positive appears to be that it will be beneficial for Chepstow tourism and create some jobs (most likely based on minimum wage based on MCC's plans).
Chepstow residents are not against reasonable planning but THIS IS CLEARLY NOT A SUITABLE SITE FOR DEVELOPMENT.
